Frequently asked questions

Q: What do I do if I want to move house?

A: If you need to move, either to a more suitable home or for other reasons such as to be nearer work or family, you can apply for a transfer. Or you can swap homes with another tenant through a mutual exchange. If your house is too big for you and you'd like to move to a smaller one you may qualify for up to £200 towards your removal cost and be given a handy lump-sum payment of up to £2,000 too.

Q: How do I find out about disabled adaptations?

A: We may be able to provide adaptations to your home to allow you to live more independently. They include such things as grabrails, lever taps, showers, lifts and ramps.

Q: My neighbours are causing problems. What can I do?

A: Nuisance or anti-social behaviour can take many forms. Your neighbour may not know what they are doing is causing a nuisance to you. In the first instance, please try to approach them about the nuisance and ask them to stop. If you cannot find a compromise, or feel too intimidated to speak with those who are causing a nuisance, contact your Housing Manager for advice.

Q: How do I have someone's name removed from a joint tenancy?

A: If you hold a joint tenancy with your ex-partner and want their name removed from the tenancy you will both be asked to complete a sole tenancy form. These are available from our offices or by contacting us.

You will need to make sure that there are no rent arrears on your account.

If your ex-partner is not happy for their name to be removed from the tenancy, you will need to seek a court order.

Please bear in mind that someone’s name is removed from a tenancy their local council will see that they have made themselves homeless and they may find it difficult getting back on the housing waiting list. You may want to seek free legal advice from the Citizens Advice Bureau before you start this process.

Q: Do I get rent free weeks when I pay by direct debit?

A: No, but you benefit by paying lower fixed monthly payments, which can help you budget you money. When you choose to pay by Direct Debit, we calculate the total rent for 48 weeks. This amount is then divided by 12 to work out your monthly payment, so the benefit of the four rent free weeks is spread throughout the year.

Q: How can my family or friends become one of your tenants?

A: They should contact their local council and put their name on the social housing waiting list. We do not hold the list ourselves. Local councils will contact us or another housing association with the successful candidate's details if we have a property suitable for them.

Q: What can I do if I'm having trouble paying my rent?

A: If you are experiencing financial difficulties you should let us know as soon as possible. We may be able to arrange for you to pay off any arrears gradually or offer some advice on benefits you may be entitled to.

Q: How can I find out what benefits I am entitled to?

A: There are several benefits you might be entitled to, including Housing Benefit and Council Tax Benefit. We can offer advice about claiming Housing Benefit and can help you complete the form if you wish. We can also give you general advice about other benefits and tell you what you need to do next.

Q: Do I have the Right to Buy?

A: Tenants who transferred from Tunbridge Wells Borough Council in 1992 or from Dover District Council in February 1999 have what is known as the Preserved Right to Buy their home from us. Other tenants may have what is known as the Right to Acquire.

Q: Are the views of tenants taken into consideration when you change things?

A: We believe that resident consultation and participation go hand in hand with the delivery of excellent customer service. Our priority is to provide a first class service and to consult you fully on any proposed changes in policy that are likely to affect you.

We provide a range of opportunities for you to get involved in your community. You may want to start a new activity, become a resident representative, carry out an environmental project, develop a social club etc. Just get in touch and we will provide you with support, advice and access to money to make your idea happen.
